Project One Cumming conducted an initial review of the project on behalf of the lender and borrower. We reviewed the project team, solicitation, organization, project documents, as well as the contract between the borrower, designer, and builder. We also reviewed the overall budget (including hard costs) as well as the construction schedule. Throughout the construction of the project, Project One provided review of monthly construction payment disbursement requests/draws for hard costs, monthly field visits with the borrower (including photos of the site), general review of the construction schedule and change orders, review and tracking of all required invoices and lien waivers, and review of the soft costs included in the monthly draw.
